What BBC Actually Inspects
Fort Campbell housing inspections follow the same repeatable list. Every item below has ended somebody's clearance with a re-inspection fee. Treat the whole list as mandatory — anything missed is between $50 and $500 added to your final.
- Kitchen. Oven walls, racks, and door glass. Refrigerator interior plus underneath including the coils. Range hood filter. Behind the stove and fridge. Inside every cabinet and drawer. Sinks scrubbed and disposal flushed.
- Bathrooms. Tub and shower grout scrubbed. Soap scum gone. Toilet base, behind tank, and underside of seat. Mirror streak-free. Vent fan cover wiped.
- Baseboards and trim. Wiped, not just vacuumed. Scuffs treated.
- Blinds and window tracks. Each slat wiped. Tracks vacuumed and wiped clean.
- Walls. Spot-cleaned for scuffs, fingerprints, crayon, and stains. Nail and screw holes patched and touched up if you hung anything.
- Floors. Hardwood and laminate mopped edge-to-edge. Vinyl and tile scrubbed, not wet-mopped. Carpet professionally cleaned (receipt required at BBC).
- HVAC. Vent covers wiped clean. Return filter replaced if dirty.
- Garage and exterior. Garage swept, oil stains addressed, exterior trash/yard debris removed. Lawn mowed and edged.
Off-Post Clarksville Rentals
If you are renting in Sango, Woodlawn, St. Bethlehem, or Oak Grove KY, your landlord applies normal Tennessee security-deposit rules. Tennessee gives the landlord 30 days after move-out to itemize deductions or refund the deposit in full. In practice the same checklist applies — a clean BBC inspector would pass is a clean Tennessee landlord will almost always pass too.
