Window quotes are some of the most confusing numbers in home improvement. The same house can get a $4,200 quote and a $19,000 quote in the same week, and neither salesperson explains why. Part of that is real — frame material and glass packages genuinely differ — and part of it is that whole-house window sales is a high-pressure business built on discounting a padded price until you say yes.
Here is what window replacement actually costs in Nashville in 2026, priced per window, plus the two situations where you should not be buying a window at all.

Two Cases Where You Should Not Buy a Window
Fog between the panes. This is the single most over-sold problem in the trade. Condensation trapped between two panes of glass means the insulated glass unit lost its seal. The sash and frame are frequently in fine shape. Swapping just the glass unit runs $185–$450 against $450–$900 for the entire window. On a house with six foggy units, that is the difference between roughly $1,800 and roughly $4,500 for the same visible result.
A window that sticks, drops, or will not stay up. That is usually a failed balance, a broken sash cord, or a stripped crank — a $95–$285 repair, not a replacement. Ask for the diagnosis before the quote.
Replacement genuinely is the right call when the frame itself is rotted, the unit is single-pane, the sash is out of square enough to leak air at the seal, or you are changing the size of the opening.
Why the Same House Gets Wildly Different Quotes
Four things drive most of the spread, and only two of them are about the window:
1. Frame material. Vinyl is the value option and performs well in Tennessee's climate. Fiberglass and wood cost roughly double and are usually bought for appearance, historic-district requirements, or very large openings.
2. Glass package. Double-pane low-E with argon is the sensible default here. Triple-pane is sold hard in this market and rarely earns back its premium in a Nashville summer — you are cooling more than you are heating, and the gain over a good low-E double-pane is small.
3. Install quality. A good unit installed badly still leaks. Proper flashing, shimming, foam, and finished interior trim and exterior caulking are the difference between a window that lasts 25 years and one that fails at the corners in three. This is the part that never shows up on the brochure.
4. Sales model. The four-hour in-home presentation, the price that drops every time you decline, and the “today only” discount all have to be paid for by someone. A measured quote you can take away and think about is a cheaper way to buy the same window.
Permits in Davidson and Montgomery County
Like-for-like replacement in an existing opening generally does not require a permit in Davidson County. You do need one when the opening changes: enlarging it, adding a new window, or installing a basement egress window, which also carries a size and sill-height requirement and an inspection because the room is being used as a bedroom. In Clarksville and Montgomery County the licensing bar for home improvement work is lower, but the egress and structural-opening rules still apply.
Either way, the installer pulls the permit as part of the job. Ask who is pulling it before work starts, and get that in writing.
